Operations Director

With extensive experience in construction operations, property management, and regulatory compliance, Sean has built his career on accountability, efficiency, and results.

Before joining Anchorpoint Management, Sean held operations leadership roles across both regulated manufacturing and financial services. As Operations Manager for a licensed cultivation facility, he led day-to-day operations and played a key role in securing Maine’s first adult-use cultivation license. That experience gave him a strong understanding of compliance, process management, and operational efficiency in highly regulated environments. Earlier in his career at TD Bank, Sean managed foreclosure operations and property oversight, ensuring compliance with HUD, Freddie Mac, and Fannie Mae requirements while maintaining strict timelines and documentation standards.

At Anchorpoint, Sean serves as Operations Manager, overseeing daily operations across residential construction and property-related projects ranging from small-scale repairs to builds exceeding $1M. He manages all phases of project execution, including estimating, budgeting, procurement, scheduling, and completion. Sean coordinates subcontractors across all trades, oversees permitting and inspections, and maintains financial and operational oversight across multiple concurrent projects.

Outside of his professional role, Sean enjoys spending as much time outdoors as possible. He’s an avid golfer and enjoys boating, hiking, hunting, and ice fishing. He also loves traveling and catching live music whenever he can.  Sean’s favorite role, however, is being a dad. Whether it’s time in the woods or watching his son ride his dirt bike, Sean values every opportunity to be active and present with his family.

Director of People and Culture | Anchorpoint Management

Trinity Baker leads People and Culture at Anchorpoint Management, where she is responsible for building the foundation that allows the company and its people to grow with clarity, alignment, and purpose.
She doesn’t just focus on systems and structure. Trinity focuses on people – how they think, how they lead, and how they show up. By aligning mindset, communication, and performance, she helps create a culture where accountability is strong, leadership is intentional, and growth is sustainable.

She also plays a key role in shaping how Anchorpoint is experienced – from the inside out – ensuring the brand reflects the quality, trust, and legacy behind the work.

With a background in leadership and high-impact environments, Trinity brings both strategy and depth to everything she does. She is known for helping teams move out of reaction and into alignment – creating clarity where there was once chaos.

Born and raised in Lewiston/Auburn, she brings a strong connection to her community and a grounded approach to leadership. Outside of work, she is a proud mother and finds balance in Maine’s outdoors.

CEO/Founder

Derek Boulanger is the Founder and CEO of Anchorpoint Management, where he leads with a commitment to excellence, accountability, and lasting client relationships. With more than 25 years of experience spanning construction, facilities management, property oversight, and real estate development, Derek offers a level of perspective that is both strategic and deeply practical.

His career includes senior leadership within municipal government, where he oversaw major public assets and directed multimillion-dollar projects supported by state and federal funding. Working in highly accountable environments sharpened his expertise in planning, compliance, financial stewardship, and project execution, while reinforcing a leadership style built on discipline, clarity, and trust.

At Anchorpoint Management, Derek has translated that experience into a company defined by thoughtful service, strong operational standards, and a deeply personal commitment to every client’s success. From complex capital projects and property oversight to renovations and custom homes, he approaches each engagement with the belief that true value is created through exceptional communication, careful planning, and a relentless focus on quality.

Derek is known for bringing a rare combination of professionalism and authenticity to his work. He understands how to manage complexity without losing sight of the client experience, and he takes pride in delivering results that feel as seamless as they are well executed. Outside of work, Derek is a proud father of two teenagers and enjoys spending time with his family boating on the lake, skiing, and traveling together. He is also committed to sobriety and passionate about helping others in their personal growth and development. That commitment reflects the same character he brings to his work each day: steady, disciplined, and grounded in purpose. It shapes his leadership style, his relationships, and his belief that the strongest foundations—whether in business, family, or life—are built through trust, consistency, and genuine care for others.

Field Technician

With decades of hands-on experience in construction, facilities management, and property operations, Rick has built his career on reliability, consistency, and a strong commitment to well-managed environments.

Before joining Anchorpoint Management, Rick served as Facilities Lead for the City of Auburn, where he oversaw the day-to-day maintenance and operations of Auburn City Hall and the Auburn Public Library. In that role, he ensured safe, efficient, and compliant facilities while supporting staff and maintaining structured, well-functioning public spaces. His experience provided a strong foundation in operational oversight, policy adherence, and proactive problem-solving. Earlier in his career, Rick owned and operated Rick D’s Carpentry, managing residential and light commercial construction projects from start to finish, and held leadership roles in both retail management and facility maintenance.

At Anchorpoint, Rick serves as a Field Technician, supporting daily operations across multiple properties and job sites. He assists with building maintenance, project coordination, and on-site operations while helping ensure that work is completed efficiently and to a high standard. Rick also plays a key role in maintaining the Peck Building and supporting team leadership in navigating day-to-day challenges and operational needs.
